Construction has begun on the Tilley Row Homes in Mueller Austin. The slab has been poured on the first four homes and framing has just started. The row homes are starting to take shape!
This is the Muskin Company’s most recent project at Mueller Austin – a local, custom homebuilder specializing in high-quality construction in urban infill locations for over 30 years here in Austin.
The Muskin Company has been a part of Mueller since it’s inception, building a variety of homes in the neighborhood, from Craftsman to Contemporary. The Muskin Company is probably most well known in Mueller for their custom, estate homes along Camacho Street, fronting Lake Park.
What makes this project unique?
The Muskin Company partnered with architect Michael Hsu to develop plans for these modern farmhouse-style row homes. Muskin and Hsu have teamed up before for Muskin’s Parade Home in 2009 on Camacho and Row Homes on Threadgill. Hsu’soffice focuses on creating ‘livable, neighborhood-oriented urban spaces’ and has a reputation in Austin for their clean, contemporary design. Some of their most famous projects around town include: La Condesa, P Terry’s & Uchiko.
The level of detail and features going into these homes is unparalleled in Mueller.
EXTERIOR FEATURES
Each home will have it’s own, unique tile that lines the front porch, for a pop of color and will really make these homes stand out. And check out the built in bench on the front porch of the interior units. It’s cedar, slatted and extended to create a functional screen for privacy between the units. Impressive steel planters line the front of the homes and green screens add a pop of color, while creating an intimate porch setting.
These homes each have a private courtyard with direct access through the living space, perfect for entertaining. Animal lovers have the ability to add a doggie door from the mudroom to the courtyard and cedar shake details seamlessly coordinate with the front of the house.
INTERIOR FEATURES
When you walk into these homes, you see an impressive feature wall that is covered in modern, wood paneling from floor to ceiling. And guess what? The bathroom and two closets are disguised by the paneling with a push & release mechanism on the doors for access.
Another statement piece of these homes is the 12-foot long bookcase that extends up to the second story and disguises the staircase. Steel cabling on the backside of the bookcase for safety but plainly put, looks really cool.
These homes are full of high-end features:
- Ceasarstone countertops
- Full-overlay custom cabinetry with soft-close drawers
- Hickory pecan cabinets
- Kitchen Aid Arch II series appliances
- Barn doors at master
- Frameless glass shower door
- Dual sinks
- Extensive bathroom tiling
- Stained concrete & wood flooring – no carpet!
- Solar tubes for maximum light
- Pre-wired for surround sound
- Pre-wired for solar panels
- Metal roof
- Spray foam insulation
- Tankless water heater
- Private courtyard space
DESIGN PROCESS
As a buyer, you have the opportunity to work with an interior designer to help make selections (the earlier, the better to customize to your specifications). Since Muskin is in the business of building custom homes, your selections can be truly custom – you are not limited in your options. The process of building a home with the Muskin Company is organic and suited to the client’s needs. Some folks find it helpful to make an ideabook on Houzz.com and share that with the designer so she can do the shopping for you! If you spend less than the allowance in a certain area, then it’s a credit back to you as the buyer.
Each home has 3 bedrooms/2.5 baths at 1800 square feet and is listed at $535,000. If you are looking for a livable, contemporary home in Mueller that can be customized to your liking, these row homes are the answer.
