The Pecan Street Project at Mueller Austin is a smart-grid demonstration project that is supported by a $10.4 million grant from the Department of Energy to “develop and test an integrated clean energy smart grid of tomorrow in the homes of today.”

One of their latest endeavors is to bring one hundred Chevrolet Volts, which run partly on electricity, to participants in the project, who will receive a significant rebate.  Researchers are interested in studying how car charging can be integrated with solar power.

The quality and finish-out of the homes will be like what you see in Muskin’s work on the custom homes on Camacho.  Seriously.  I’m talking high-end, high- quality construction.  Metal roof; custom cedar accents, including garage doors. Downstairs the floors will be stained concrete and upstairs they will be wood. Cedar barn doors in master bedroom and bath; frameless glass shower door in master bath; custom built-ins in mud room; the list goes on.

A yard home has recently come on the market in Mueller at 2128 McCloskey Street.  It is ‘For Sale By Owner,’ meaning that the sellers are not utilizing a Real Estate Agent and representing themselves in the transaction.  Here are some stats on the house:

Catellus announced today that HEB will indeed be opening their greenest, most sustainable store in Mueller in 2013.  From the Austin-American Statesman moments after the big announcement:

It looks like Catellus will finally be making the much-awaited announcement about what Grocery Store will be coming to Mueller, in the Market District at the corner of 51st Street and Berkman Drive.  Yes, seriously.  For those of you who won’t be able to make it, I’ll be sure to give you an update right here, with the latest and greatest.

Alan Muskin will be building THREE TOWNHOMES at Threadgill and Antone, that I am lucky enough to sell for him.  Muskin has built homes in both Garden Courts in Mueller (not to be confused with the David Weekley Garden Homes), as well as a number of the custom homes on Camacho Street.  Details on these new townhomes are rather limited right now, but here’s the skinny so far:

Update on Camacho Corner in MUELLER

I have some super-excited clients right now who are joining the Custom Home Crowd on Camacho (as I like to call them).  They just closed on Alan Muskin’s spec home – you know, the one with the flat roof – and like all the houses over there, the view from upstairs is spectacular!  The home sits in the middle of the block and overlooks Lake Park, across to the Mosaic Apartments, Dell Children’s Hospital and West to UT and downtown.  As it turns out, they will be living right next door to another one of my clients who is currently building with Muskin.  It has been so much fun to watch the house go from concepts to drawings to reality.  They recently installed the divided light windows, which are so high-impact; the style of the home adds nicely to the diversity of the architecture on the street.

Other exciting news from Camacho Corner is that the last Parade home from 2009 has gone under contract.  Sales had been slow to start on these $1 million+ homes, but with increasing confidence of buyers (and slight price adjustments by the sellers!) the custom homes and lots have been selling quite well.  Of the 15, there are two remaining lots on the street; formerly, both owned by Marshall Durrett however, apparently Muskin’s success has given him the confidence to buy Durrett out of one of them.

David Weekley has begun construction on their first of four large estate homes on Mattie Street, across from Lake Park.  It will be around 3200 sq. ft., four bedrooms with the master down.  Similarly to the other custom homes, all of the DW estate homes will achieve a 5-Star Green rating as well as have the LEED certification (Leadership in Energy & Environmental Design).  Interested buyers who get in early enough may have the opportunity to customize some of the interior features.  Currently, the list price of the home is $795,000.

Grocer in.gredients coming 2610 Manor Rd

While not in Mueller, it will certainly be close.  in.gredients will be the first package-free and zero waste grocery store in the United States.  As announced on their website

in.gredients will also serve as the Eastside’s first exclusively healthy food store. Being close to Austin’s food desert – where corner stores selling highly-processed food are sometimes used as grocery stores – helped determine our location.

We look forward to continuing to meet our new neighbors in the Chesnut and Cherrywood neighborhoods, which border Manor Road. In the meantime, we need to finish raising the money we need to fund our rainwater collection, garden, and other related start-up costs. We’re just over two-thirds of the way there – help us make it to $15,000 (and grab the prizes while you can)!

With everybody shopping online today for homes, how your agent presents your home in the virtual world is just as important as how your home shows in reality.  This means spending time and money getting professional photos done – this is what will get people in the door!  A good example of this is a previous listing of mine in Delwood.  The home was first listed with another agent and after little/no traffic, the owners decided to change representation and I got the listing.  Check out these ‘before’ and ‘after’ shots:

I re-listed the home a few days later and the traffic jumped considerably; we had 18 showings the first week of it being back on the market.  Guess what guys?  You’re home is not going to sell as fast or for as much money if people aren’t going to see it!  Sellers, make sure you talk to any agents you’re interviewing about their plans for showcasing your home on line.  The photos speak for themselves.
