It is not news that the Austin metropolitan area is a hotspot for growth. From Forbes to CNN to CBS, we have heard how Austin is THE place to be. Austin is now a hub for small businesses, high-tech jobs, and flushed with an entrepreneurial spirit, almost any start-up in between.

With job growth comes a demand for real estate. Austin has transitioned into a seller’s market. The most important and accurate indicator of a seller’s market is months of inventory. In a buyer’s market, there is 8 plus months of inventory. A balanced market is one in which there is 5 to 7 months of inventory. A seller’s market occurs when there is 4 months or less of inventory.

The Austin real estate market currently has 2.6 months of inventory.

What does months of inventory really mean?

Basically, residential sales prices increase, as inventory remains low while demand grows. Sellers will see a decreased number of days on market, many listings will have multiple offers, and second-home sales increase.

The numbers speak for themselves and show exactly what’s going on in today’s market. Let’s review the most recently released statistics from the Austin Board of Realtors and The Texas A&M University Real Estate Center, and see that market changes that have occurred in just one year (using February 2013 statistics to compare with February 2012 statistics). 

Austin area statistics from February 2012 to February 2013:

• The median sales price for residential sales increased by 7.9%
• The average sales price for residential sales increased by 5.2%
• The percent of original list price received increased 2.5% (from 93.5% to 95.9%).
• The average days on market until sale decreased by 21.0% (from 86 to 65 days).

* Texas home sale prices in general jumped 6.7% in the same time period.

But any real estate market can vary by location and price point within the same city. Some areas in a city may still be transitioning while others have already entered a particular market. And even if the entire city has transitioned into the same market, one area’s market may still be much stronger than the rest of the city.

Case-in-point  – Mueller, Austin!

Mueller area statistics from February 2012 to February 2013:

• The median sales price for residential sales increased by 32.0%
• The average sales price for residential sales increased by 38.0%
• The percent of original list price received increased 8.9% (from 90.6% to 98.7%).
• The average days on market until sale decreased by 39.7% (from 64 to 39 days).

So in the Austin real estate market, you have a greater likelihood to sell quicker and get a higher percentage of the list price. But in the MUELLER real estate market, you have an even GREATER likelihood to sell much FASTER and get an EVEN HIGHER percentage of the list price.

There are more buyers available to buy your house than there are houses to buy. And with the current and future additions of retail and services to Mueller, Mueller’s presence and popularity will only continue to grow.

Simply put – if you are a Mueller homeowner, you could not be in a better financial market in which to sell.  Mueller is a seller’s market on steroids.

NEW RESTAURANT & RETAIL OPTIONS

Coming this summer to the Mueller Austin Regional Retail Center, residents and visitors will get to enjoy Smashburger, Green-Gos, Boneheads, and a Mattress Firm.

Smashburger is a national burger-and-shake chain serving up fresh, “smashed” 100% Certified Angus Beef^®. The name comes from the way the restaurant cooks burgers: by smashing balls of ground beef onto their grills to sear in the juices. Smashburger also serves chicken sandwiches, hot dogs, fried green chilies and additional entrees based on local ingredients and regional flavors. All desserts are made with Häagen-Dazs^® ice-cream.

Green-Gos is a fast, healthy choice, where visitors will be able use iPad kiosks for ordering menu items such as wraps and salads with homemade dressings.

Boneheads is another fast, casual restaurant concept featuring seafood and chicken dishes and their signature Piri Piri pepper sauces. 

Also coming in the NEW Mueller Market District is Verts, Twin Liquors, Xian Sushi, Subway, River Rock Dental, Great Clips and Wynn Nails.

Xian Sushi is a locally-owned, sit-down sushi and Chinese restaurant.

Another locally owned restaurant, Verts will be opening its seventh Austin location in Mueller. They currently operate out of a smart car at the trailers by the hangar.  Verts serves the traditional, Berlin-inspired Döner Kebap, a German street food consisting of stone baked bread, meat, veggies and yogurt-based sauce.

These new restaurant and retail options are anticipated to open around the same time as new Mueller Austin H-E-B this summer.

Brodie Park Market

More exciting news for Mueller Austin!  The owners of Brodie Park Market, located on Brodie Lane, near Slaughter in South Austin, plan to open the Mosaic Market in March 2013 - that’s right folks, it’s just around the corner.  The market will carry local and organic products as well as a great beer and wine selection.  They are leasing space at the ground level of the Mosaic Apartments, along Mueller Boulevard, adjacent to the leasing office.

This is just what Mueller residents have been waiting for – a small grocer that we can walk to and pick up odds & ends.  This certainly doesn’t over shadow the excitement about the HEB that will be opening in the Market District this summer; sometimes it’s just nice to pop in somewhere for an item or two rather than navigating the aisles and crowds of a grocery store.

Catellus focused on covering density, schools & a general development update.

Density

• Tommy Tucker, VP of Development at Catellus announced a potential new Multi-Family Affordable Project located at Berkman Dr. & Garcia St. across from HEB Market District.
• Project is to be developed by Diana McIver & Associates (also responsible for the Wildflower Terrrace).
• Described as “work-force housing”, meaning smaller units 1-2 bedrooms, maybe catered towards single folks or small families, who are potentially new to the work force etc.
• 675 units, 85% of which would be affordable.  They need to file an initial application by January 8^th, after which time the project will get scored.  Until that happens we won’t know any more regarding the certainty of the project coming to fruition at Mueller Austin.

Schools

Doyle Valdez, who was on the AISD board for 8 years, together with Dee Desjardin with Catellus, presented on the hot topic of getting a school at Mueller.

• A Northeast Austin school is in consideration for the 2013 Bond package.
• There is an imminent need for an elementary school in Northeast Austin.
• 7 elementary schools in the NE area will exceed 120% capacity by 2016, including Maplewood & Blanton.
• Projected student growth in Mueller alone is 1600 by the 2016-2017 school year – that’s only 4 years from now.
• There will LITERALLY be NO WHERE in the area for children in and around Mueller Austin to go to school.

One of the biggest things that sets us apart (hopefully!) in consideration for being named in the upcoming Bond is that there is a “shovel-ready” site.  There would be NO COST to AISD for the land and building can start at any time.  To give an example of the significance of this, there was a North Central school named on the 2008 Bond, which is finally opening August 2013 – that’s 5 years!  It took a lot of time and money for AISD to procure the land needed for the school.  We could literally get a 5-year jump-start on the process.

Please consider showing your support by attending the AISD Citizen’s Bond Advisory Committee Meetings.  The more faces and support AISD sees from Northeast Austin residents, the better – you don’t have to say anything.  There is one meeting TONIGHT at 6 PM at 1111 W. 6th Street in the Board Auditorium.  Citizens Communication is at the beginning so, no need to stay the whole time. The next meeting will be held on December 18th.

Trees transplanted to Paggi Park

• HEB projects a grand opening date of June 21^st, 2013.  That’s right folks, it’s so close you can almost smell it!
• One of the existing trailers at Mueller will be opening up shop in the Marker District!  Official announcement pending.
• Berkman & Barabara Jordan should punch through January 2013.
• The second phase of lots for new homes in Section 6 should be ready before the end of the year and the builders will continue with sales and construction.
• Trees from various location in Mueller have been transplanted to Paggi Park (pictured right)
• AMLI will begin construction 1^st Q 2013
• Austin Playhouse design and plans are underway.  Fundraising efforts continue.

Mueller Tower Lighting Ceremony

November 27, 2012

6 PM – 8 PM

It’s that time of year again.  As we enter into the (cold?) winter months, it also means that it’s time to light “NOEL” atop the old control tower here at Mueller Austin.  A little history of how this tradition began:

“The tradition of lighting NOEL atop the tower during the holidays began the year construction on the tower was completed in 1961. The “Noel Tower,” as it came to be known, was lit every year for the brief holiday season until the energy crisis in the 1970s forced the City into a period of conservation. The NOEL lights on the tower were relit in 1982 in memory of the late Colonel Murphy, a former City Aviation Director, and were lit each holiday season until the airport closed in 1999. Catellus commissioned a new NOEL display for the 2006 lighting and an additional display for the Tower¹s adjacent side in 2007.”

So, today we are in the 7^th consecutive year of this tradition, which always promises a good time.  Refreshments, live music, holiday activities & loads of activities for kids.

Business Recruiting Card for Mueller Town Center – Aldrich Street

The Town Center has been officially named – Aldrich Street.  It’s not a name we hear much around Mueller Austin just yet, since the street is only a block long at this point, but looks like that is all going to change as the construction of the Town Center marches on.

You will likely hear differing opinions about the name (or already have!).  Frankly, I’m just happy we’ve got something else to refer to it as other than “the town center,” which sounds anything but organic.

As evidenced by the name that has been given to the Town Center, Aldrich Street will be the main drag.  Think wide sidewalks, a la 2nd Street District & South Congress, lined with trees offering shade (eventually) and space to gather.

The corner of Aldrich & Robert Browning will be the hub of activity, anchored by a Hotel & Cinema (at least that’s the vision!), which will essentially be lifted off of street level and house retail underneath to continue supporting the notion of walkability & energy that can be interrupted by long stretches of building offering no activity or eye candy.

The street will be lined with restaurants and stores and will connect to Lake Park via a Paseo, that will be lifted as it crosses Simond Avenue, to create a clear pedestrian crossway and enhance connectivity between the Town Center and Lake Park.

A few additional tidbits of information gathered at the recent Town Hall:

• A commitment to a diverse architectural style supported by utilizing different design architects for the buildings, which will be built at different times and give Aldrich Street District a more organic look & feel.
• Parking is a hot topic and there’s lots of concern regarding how it is going to be handled.  Catellus announced that there will be two district parking garages; it has not been determined as of yet whether they will be pay lots or free.  These garages will be in addition to the apartment and hotel parking that will be self-contained.
• Residential permit parking is highly likely to help control neighborhood parking, which is of particular concern for Section 6, currently under construction and other nearby streets.

As I’ve mentioned previously, the goal of the developer is that 30% of the businesses in the town center will be local.  In an effort to help reach that goal, the card you see pictured above was handed out at the Town Hall meeting for the community to pass out to their favorite businesses that they would like to see join the Aldrich Street District.

The 279-unit apartment complex will be located at the corner of Simond & Mattie Street, across from Mueller Lake Park and adjacent to the forthcoming Austin Children’s Museum.  The plan is for 8000 square feet of ground floor retail with units above.  Of course, the hope is that this density will support the opening of additional businesses and help Catellus reach their goal of 30% local businesses in the town center.

Right now Mueller has about 830 homes on the ground and 640 apartments.  An additional 221 homes are currently being built and an additional 300 apartments are under construction, with no slow down in sight.
